Hot Water Systems
How you lose hot water depends on the system you've got. A combi boiler heats water on demand, so no hot water usually points to the boiler, its diverter valve or low mains pressure. A system or regular boiler stores hot water in a cylinder, usually in the airing cupboard, and that adds more parts that can fail: the cylinder itself, its valves, the immersion heater and, in older homes, a cold water tank in the loft.
The most common call we get is hot water that's stopped while the heating still works, or the other way round. On stored systems that often means a stuck motorised valve or a failed cylinder thermostat, and on combis a diverter valve that's sticking. Unvented cylinders also have safety valves and an expansion vessel, and water dripping from a pipe outside, or into the tundish by the cylinder, is a sign one of those needs attention.
Boilers bring their own rules. We handle the plumbing side: cylinders, immersion heaters, valves, pipework, pressure and leaks. If the fault is inside the boiler or on the gas side, we'll tell you straight away and you'll need a Gas Safe registered engineer for that part. If you smell gas, leave the property and call the National Gas Emergency line on 0800 111 999.
Signs & Safety
Hot water faults rarely fix themselves, and a few of them come with water escaping where you can't see it. Here's what to watch for.
If the cylinder or its pipework is leaking, switch off the boiler and the immersion heater first, then turn off the water at the stopcock, usually under the kitchen sink. On a tank-fed system the cold feed to the cylinder may have its own valve as well.
Leave the cylinder's valves and safety fittings alone, and don't try to drain a hot cylinder yourself: the water inside can scald. If water has reached the immersion heater switch or any other electrics, keep away and switch off at the fuse box only if it's safe to reach. Catch drips and move anything you want to keep dry.
Smell gas? Don't use switches or naked flames. Leave the property, call the National Gas Emergency line on 0800 111 999, and call us once you've been told it's safe.

FAQ
Feel free to contact us for more information
On a system or regular boiler with a cylinder, it's usually a motorised valve stuck in the heating position, or a cylinder thermostat that's failed, so the cylinder never calls for heat. On a combi, the diverter valve that switches between heating and hot water is the usual suspect. Both are fixable, but only checking the system tells you exactly which part's at fault.
Switch off the boiler and immersion heater, then turn off the water at the stopcock to stop the cylinder refilling. Put towels or a tray down and move anything stored in the airing cupboard. Don't try to drain it yourself while it's hot. A leak can come from a fitting or valve, which is a straightforward repair, or from the cylinder itself, which usually means replacing it. We'll tell you which before any work starts.
That pipe is usually an overflow or a discharge pipe. On an unvented cylinder, constant dripping often means a pressure or temperature relief valve is letting by, or the expansion vessel has lost its charge. On older systems with a loft tank, it can mean a float valve isn't shutting off. Either way it's telling you something needs attention, and it's worth getting looked at rather than ignored.
We handle the plumbing side of boiler faults: low pressure, leaks from pipework and fittings, valves, heating pumps and anything on the water side. Work on the boiler's gas side has to be done by a Gas Safe registered engineer. When we attend, we'll tell you straight away if that's needed, so you're not left waiting on the wrong trade.
Many hot water faults, such as a stuck valve, a failed thermostat or a leaking fitting, can be fixed on the first visit from parts on the van. A replacement cylinder or immersion heater may need ordering, in which case we'll make everything safe and watertight, tell you exactly how long the part will take and talk you through any temporary options.
