What We Do In Bognor Regis

Leak Detection

A leak in one of the subdivided villas around Hotham Park can show up three rooms from its source. We trace from the stopcock outwards and find the actual failure point, not just the nearest stain.

Burst Pipes

A pipe that splits under a season let's kitchen floor, or a push-fit joint letting go on one of the newer Bersted estates: we get the water off, cut out the damage and fit a repair that will last.

No Water & Low Pressure

No water at any tap, or the shower dribbling while the kitchen runs. We find where the water stops and restore what we safely can.

Blocked Drains

Season lets and student houses put drains through more wipes, fat and food waste in a year than most homes see in ten. Blocked gullies, sinks and soil pipes get rodded or jetted clear and checked properly.

Blocked Toilets

Guesthouses, HMOs and the flats above the London Road shops all depend on toilets that flush first time. We clear blockages, repair failed cisterns and flush valves, and stop overflows before they reach the room below.

Leaking Taps & Valves

Outside taps on long garden runs, valves seized under sinks, a tap that drips all night in an older top-floor bathroom: we stop the leak, replace the worn part and test it before we leave.

Who We Are

Qualified Plumbers,
Answering at Any Hour

Plumbing emergencies don't always happen during normal working hours, so we provide emergency plumbing cover across Bognor Regis day and night. We can offer immediate guidance over the phone, including where to find the stopcock and whether an appliance should be isolated until the problem has been inspected.

Every repair is tested under pressure or run through before we leave. If further work is recommended, you'll know what is involved and the expected cost before proceeding.

Common Call-Outs

Common Plumbing
Emergencies in Bognor Regis

These are the problems we are most frequently asked to attend. If what you are dealing with is not listed, we are happy to discuss it and advise how urgent it is.

  • Pipe burst under the floor
  • Ceiling stained or dripping
  • No water at the taps
  • Weak flow from the shower
  • Toilet blocked or will not flush
  • Gully overflowing outside
  • Leak from a washing machine hose
  • Overflow pipe running constantly
  • Outside tap leaking
  • Hot water cylinder leaking

While You Wait For Us

Turn off the stopcock, which is usually under the kitchen sink or where the pipe enters the house, then open the cold taps to empty the pipes. If hot water is escaping, switch off the boiler or immersion heater too.

Keep clear of any sockets or appliances that water has reached, and only switch off at the fuse box if you can do so safely. Catch drips, lift rugs and valuables out of the way, and stay out from under a ceiling that is bulging.

Where you can smell gas, leave the property and call the National Gas Emergency line on 0800 111 999 first.

Leak Detection

Finding the Leak,
Not Just the Damp Patch

In a Bognor season let, a slow drip under the bath can go unnoticed between guests for weeks. We trace the leak back along the pipe run with moisture readings and careful checking, so the repair fixes what is actually leaking rather than guessing at it.

What To Expect

How an Emergency Call-Out Works

01

Call Us

Tell us what has gone wrong. The call is answered by a qualified plumber rather than a message service.

02

Arrival & Pricing

Before travelling we confirm how long the nearest plumber will be, along with the rate for attending.

03

Trace & Diagnose

The water is isolated first, then the system is checked properly so the cause is identified rather than assumed.

04

Repair or Make Safe

The majority of jobs are completed the same visit. Where they cannot be, the leak is stopped and made safe before we leave.

One photo of the leak
saves twenty questions

Text us a picture of the leak, the stopcock and anything soaked or stained before we set out, and the plumber walks in already knowing what they are dealing with.

Sudden Loss of Water

Why Have Your Taps Stopped Running?

A tap that stops is reporting a problem somewhere upstream of it. Six causes account for nearly everything we find behind it.

Read Our No Water Guide → 01273 086899

Whole house has no water

Total loss puts the cause between the supplier's main and your stopcock. We check whether neighbours are affected, then the outside stop tap, then the supply pipe and the stopcock itself. If the main in the road has burst, that is the supplier's to repair and we tell you so.

Shower has slowed to a dribble

Either the whole house has lost pressure, or the shower alone is restricted by a scaled head, a blocked filter or a failing mixer cartridge. Running the other taps answers that immediately. Finding what restricted it is the longer part of the visit.

Upstairs taps have run dry

Upstairs taps in many Bognor homes are fed from a cold tank in the loft. A stuck float valve or a blocked feed leaves the tank empty while the kitchen tap, on the mains, runs fine. We check the tank and valve before anything else.

No hot water after a cold night

A frozen condensate pipe, an empty feed tank or a failed immersion heater are the usual suspects after a frost. We check the cylinder and pipework, handle the plumbing side, and tell you straight away if a Gas Safe registered engineer is needed for the boiler.

Pipes bang when the tap shuts

A bang means water hammer: a fast-closing valve sending a shock wave into pipes that are not clipped properly. A loose run under a floor will do it, and so will a worn float valve hammering in the loft. Where the noise comes from tells us which of the two to chase.

Water on the floor when the washing machine runs

Timing gives it away. Water appearing as the machine fills points at the supply hose or its valve. Water appearing as it empties points at the waste pipe or a blocked trap. We isolate the machine and check both so the answer is not a guess.

Nothing gets handed back with a known leak on it. We restore water to the sound parts of the system, then deal with the cause so the next cold snap passes without drama.

Emergency Repairs

Making the Property Safe
Comes First

On arrival, the immediate priority is stopping the water. Once the leak is under control, supply is restored to the parts of the system that are sound so that the property is not left without water unnecessarily.

Only then does the diagnostic work begin. Leaks and blockages are traced to their source, and the repair is priced and agreed with you once the cause has been confirmed.

FAQ

Frequently Asked
Questions

FAQs Made Simple

FIND YOUR ANSWERS
Can you fix a burst pipe at a static or park home?

On the pipework serving the home, yes: the supply from the site stand pipe, the stop tap, the pipes under the floor and the plumbing inside. Park home pipes are often exposed underneath, so frost and movement take their toll at the joints. If the problem turns out to be on the site owner's main, we tell you straight and put it in writing so you can take it to them.

My holiday let has a leak and guests arrive tomorrow. Can you fit around the changeover?

Changeover pressure is most of our holiday-let work in Bognor. Tell us the access arrangement when you call, keysafe, agent or neighbour, and we aim for the gap between guests. If a full fix is not possible in time, we stop the leak, make the let safe and give you an honest view on whether it should be occupied that night.

Can you come out tonight?

Yes. We run a 24 hour rota that covers evenings, weekends and bank holidays. Call and you get a real arrival window before anyone sets off, not a vague promise.

Why do my outside tap and garden pipework near the seafront keep failing?

Salt air, almost every time. Within a few hundred metres of the front, corrosion attacks brass fittings, seizes outside taps and eats into exposed pipe clips that would last decades inland. Wind off the sea also freezes exposed pipes faster. We replace failing fittings with better-quality ones, lag exposed runs, and fit an isolation valve inside so the outside tap can be drained down for winter.
