Leak Detection
Some leaks announce themselves: water dripping through a ceiling, a puddle under the sink. Others sit inside a wall or under a floor for months, and the stain you can see is often well away from where the water is actually escaping. Both get the same approach: proper detection rather than guesswork.
We start at the water meter and the stopcock to confirm there is a leak and which part of the system it's on, then work through the pipework run by run. Pressure testing and moisture readings narrow down where the problem actually sits. That's how we separate a weeping joint under the bath from a split pipe buried in a floor.
Once we know the cause, you get a plain-English explanation of what's wrong and what it takes to put right. You'll know the cost before we lift a board or open any plaster.
Sound Familiar?
None of these are things to live with. A leak you can't see is still a leak, and the longer it runs the more it costs to put right.
If water is escaping, turn it off at the stopcock (usually under the kitchen sink), then open the cold taps to drain the system down. If the leak is on the hot side, switch off the boiler or immersion heater too.
Catch drips with towels and buckets, and move valuables and furniture out of the way. If water is coming through a ceiling and it's bulging, don't stand under it.
Water near electrics? Keep away from sockets and switches, and only switch off at the fuse box if you can reach it safely without touching anything wet.

FAQ

Intermittent leaks are harder to catch than constant ones, but they still leave clues. We look at when it happens: after a shower, when the heating comes on, after heavy rain, or only when one appliance runs, and use that pattern to narrow down the likely pipe or fitting before testing it under similar conditions where we can. If it genuinely won't show itself on the day, we can pressure test that part of the system, or arrange a return visit once it's appeared again.
We start with the water meter: with every tap and appliance off, a meter that still moves confirms water is escaping somewhere on the mains side. Pressure testing then isolates sections of pipework to show which run is losing water, and moisture meters map how far the damp has spread through walls and floors. On heating pipework, a drop on the pressure gauge with no visible drip tells us the leak is hidden. Put together, that tells us not just that there's a leak, but roughly where it sits.
Only if the leak can't be traced any other way. Detection narrows things down to a specific pipe run, and often a specific joint, before any opening up happens, so we only lift a floorboard or open plaster where the evidence actually points. If access is needed, we'll explain what and why before we start, and make good afterwards.
A weeping joint, a failed fitting or a split section of pipe is usually fixed there and then, in the same visit. Some leaks take longer to find than to repair, so locating it is usually most of the job. Occasionally the repair needs a part we don't carry on the van, or work that's better scheduled separately; when that happens, we isolate the affected section, cap it off safely and agree next steps with you before we leave.
Washing machines, dishwashers, fridge water feeds and the seals under sinks are the usual suspects. A leak that only shows up when one specific appliance runs is often the appliance hose, its valve or the waste connection behind it, not the pipework in the wall. Turn off that appliance's isolating valve and use the house as normal. If the leak stops, you've found the culprit.
