Leak Detection
Bay-fronted Hove houses have been altered for a century, so the damp patch and the leak are often rooms apart. We test the pipework from the stopcock outwards and pinpoint the failed joint or fitting before anything gets opened up.

Emergency Call-Outs
Bay-fronted Hove houses have been altered for a century, so the damp patch and the leak are often rooms apart. We test the pipework from the stopcock outwards and pinpoint the failed joint or fitting before anything gets opened up.
A pipe that splits in a cold snap or a compression joint that finally gives way can flood a converted flat in minutes. We isolate the supply, repair the damaged length and check the joints either side before the water goes back on.
When a Hove flat loses its water the cause can be as small as a stopcock someone half-closed during works downstairs. We prove exactly where the supply stops, restore what we can and work methodically rather than guessing.
Gurgling plugholes, water rising in the yard gully or a sewage smell in the basement mean the drain has stopped carrying waste away. Stop running water into it and call; it is usually a contained clearance rather than a lost evening.
Shared bathrooms in Hove's blocks and busy offices have one job: working every time someone uses them. We clear blocked pans and soil pipes, repair failed flush mechanisms and check the cistern is filling properly while we're at it.
Between renovations, new kitchens and a hundred years of patched pipework, Hove taps and valves take plenty of wear. We replace worn washers, cartridges and isolation valves so the drip doesn't come back behind the bath panel.
Who We Are
Our emergency plumbing service operates throughout Hove at all hours, providing a point of contact when something goes wrong with your pipes, drains or water supply. We'll establish what is happening and, where appropriate, talk you through turning off the stopcock or isolating the affected tap or appliance until help arrives.
All work is carried out by qualified, fully insured plumbers in line with current water regulations. Further repairs are explained and authorised before being undertaken, and written confirmation can be provided to landlords or agents.
Common Call-Outs
These problems arise more frequently than any others. Each is worth a telephone call, and several should not be left until the following morning.
Where the stopcock can be reached safely, turn the water off and leave it off. Open the cold taps to drain what is left in the pipes, and switch off the boiler or immersion heater if hot water is escaping.
If water is near electrics, keep away from sockets and switch off at the fuse box only if it is safe to reach. Put down towels, catch drips and move rugs, furniture and anything valuable away from the leak.
If a ceiling is sagging with water, stay out from under it and keep others out of the room. If you smell gas at any point, leave the property and call the National Gas Emergency line on 0800 111 999.

Leak Detection
A damp patch that keeps spreading, or a water meter that ticks over with every tap shut, still has a source. We trace it with moisture readings and pressure testing, so the repair goes where the water is actually escaping rather than where it happens to show.

Tell us what has happened. Calls are answered by a plumber, whatever the hour and whatever the day.
Before travelling, we give you a realistic arrival window and confirm the rate for attending.
The water to the affected area is safely isolated, then checked until the genuine cause has been established.
The majority of leaks and blockages are repaired during that first visit, and anything unfinished is left in a safe condition.
Snap the leak, the stopcock and any water staining before you ring; the plumber then arrives knowing what age of pipework they're walking into.
CALL 01273 086899No Water In Hove
Every supply problem looks the same from your side: the taps aren't doing what they should. From ours, the pattern you're describing narrows it down fast.
See What's Causing Your Supply Problem → 01273 086899Nothing from any tap usually means the supply itself, not a single pipe failing on its own. Before we start opening anything up, we check whether the street is affected, then the external stopcock and the main stopcock inside to rule those out first.
In a house split into flats, several homes often share one supply pipe, so when everyone runs a bath at once, the top floor feels it first. It's rarely the taps themselves; more often it's a restricted stopcock, a partly blocked filter or old pipe too narrow for the load.
When it's just one outlet, the fault is nearly always local to it: a closed or seized isolation valve, a worn cartridge or a float valve furred up with limescale. We isolate that outlet and work back along the pipe before touching anything else.
With cold water working normally, the fault sits on the hot side: an immersion heater that has failed, a cylinder valve that has stuck or a combi boiler that has locked out. We handle the plumbing side, and if a Gas Safe registered engineer is needed for the boiler, we tell you straight away.
A thud every time a tap or the washing machine valve closes is water hammer, and in older Hove houses it is usually loose pipe under the floorboards or high incoming pressure. It isn't harmless; repeated shocks loosen joints. We clip the runs, fit arrestors or a pressure reducer as needed.
Dishwasher, washing machine, fridge water feed: appliances with hoses are the usual suspects when water appears from under a worktop. Nine times out of ten it is a split hose or a loose waste connection, so we shut the appliance valve and check those before we look any further.
Whatever's caused it, we stop the water first and fix what we can on the same visit. If a part needs ordering in, we'll get you back on supply and return as soon as it lands.

Who calls us
Three groups make up most of our Hove work. Whichever applies, the response times and the paperwork are identical.
Domestic emergency plumbers for burst pipes, leaks, blocked toilets and drains and loss of water, evenings and weekends included.
Rental property repairs for landlords and agents, with reporting clear enough to hand straight to a tenant or managing agent.
Commercial attendance for shops, offices and units that cannot afford downtime, including washrooms, kitchens and drains.
On The Job
Calls are attended on the same terms whether they come from a single flat, a family home or a business that cannot afford to remain closed. The same plumbers and the same response times apply throughout.
Shared supply pipes, communal stopcocks and shared drains are familiar territory. Where responsibility rests with a freeholder or managing agent rather than the occupier, we are able to deal with them directly.
Beyond BN3
Hove sits in the middle of our coastal run, so the same engineers carry on into Brighton one way and through Shoreham-by-Sea and Lancing to Worthing the other. Anywhere along that stretch, the number is the same.
FAQ
Feel free to contact us for more information
Everything from where the supply enters your flat, the stopcock under your sink and the pipes and fittings it feeds, is yours, and we can work on it. The shared supply pipe, communal tanks and any section serving several flats usually belong to the freeholder, and the pipe in the street to the water company. Part of the job is proving which side the problem sits on, making your side safe, and telling you exactly who to chase if it isn't ours to fix.
Lead pipe was standard in Hove houses built before the 1970s and plenty of it is still in use. It can be fragile at the joints, it often restricts pressure, and it is not ideal for drinking water. A pipe weeping at a joint, a sudden drop in pressure or water tasting metallic are reasons to call us; otherwise book a visit and plan replacing it properly.
Yes. We run a 24 hour rota that covers evenings, weekends and bank holidays. Call and you get a real arrival window before anyone sets off, not a vague promise.
We do this a lot. Give us the tenant's number and access details, we attend, stop the leak or clear the blockage and send you a written summary with photos for the property file. If the problem relates to something flagged at a previous inspection or a recurring issue in the building, we'll say so plainly so you can plan the permanent fix.
