What We Do In Lancing

Leak Detection

From a family home off Grinstead Lane to a unit on the business park, we trace leaks methodically rather than by guesswork, then tell you plainly what failed and what fixing it takes.

Burst Pipes

One split pipe can soak a whole floor. We get the water off, repair the burst properly, and get everything else running again while the damage is dealt with.

No Water & Low Pressure

If the whole street has no water, that is the water supplier's job and we say so for free. If it is only your home or unit, we work out where on your side the water stops and restore what can safely run.

Blocked Drains

A drain that overflows, smells or gurgles gets cleared first and questioned second. We rod or jet the blockage, check the run for damage and make sure it flows before we leave.

Blocked Toilets

Shops on Lancing's parades, shared flats and workplace washrooms all rely on toilets that flush and do not overflow. We clear blockages, repair failed cisterns and fill valves, and leave the toilet working properly.

Leaking Taps & Valves

A tap worn by years of hard water, a valve crushed during flooring work or one simply past its service life is isolated, repaired or replaced properly rather than taped up and forgotten.

Common Call-Outs

Common Plumbing
Emergencies in Lancing

These are the problems behind most of the calls we take. If yours is not listed, please ring and we will advise how urgent it is.

  • Pipe burst in the loft
  • Damp patch spreading on a ceiling
  • Water off at every tap
  • Weak pressure in the bathroom
  • Toilet that will not flush
  • Outside drain overflowing
  • Leak behind the bath panel
  • Tap left dripping or running
  • Stopcock that will not close
  • Cold water tank overflowing

While You Wait For Us

Shut the water off at the stopcock, which in most Lancing homes is under the kitchen sink, and open the cold taps to drain the pipes. If hot water is leaking, switch off the boiler or immersion heater too.

Stay away from sockets and appliances that water has reached, and switch off at the fuse box only if it is safe to reach. Catch drips, move valuables, and keep out from under any ceiling that is bulging with water.

Any smell of gas should be treated as an emergency. Leave the property, call the National Gas Emergency line on 0800 111 999, and then telephone us.

Leak Detection

Finding the Leak,
Not Just the Damp Patch

In a Lancing bungalow, pipes run through the loft and drop down inside the walls, so a drip in the roof space can show as damp three rooms away. We trace the leak back along the run with moisture readings and careful checking, so the repair fixes what is actually leaking rather than guessing at it.

What To Expect

How an Emergency Call-Out Works

01

Call Us

Explain the problem to us. A plumber takes the call directly, including overnight and at weekends.

02

Arrival & Pricing

A realistic arrival window is given along with the call-out rate, both before anyone leaves.

03

Trace & Diagnose

The water is isolated first, then careful checking pinpoints the cause, which is explained in plain terms.

04

Repair or Make Safe

Most jobs are finished on that visit. Anything that cannot be completed is isolated and left watertight first.

Send a photo of the leak
when you call

A quick picture of the leak, the stopcock or the blocked drain helps us judge urgency and bring the right parts first time.

No Water, No Warning

Dry Taps Don't Fix Themselves

Taps do not start running again by themselves, and a stopcock that has been opened and closed three times is telling you something. Here is what normally sits behind it.

All No Water Symptoms → 01273 086899

No water in the whole bungalow

Total loss lands on the incoming side: the supplier's main, the outside stop tap, the supply pipe or a stopcock that has failed. Where neighbours have water and you do not, the problem is on your side of the boundary, so the supply pipe is checked before anything else is opened.

Pressure is weak everywhere

Older Lancing bungalows often still have a narrow or galvanised supply pipe, and hard water slowly closes the bore. That is why the loss follows the whole house rather than one tap. We read pressure and flow at the stopcock and tell you whether a valve or the pipe itself is to blame.

Kitchen tap has stopped but the rest run

Kitchen taps in extended bungalows are often fed from a branch added years later, with the joint buried in a wall or under a floor. A closed isolation valve or a blocked tap cartridge is the usual cause. Locating that branch is most of the work; fixing it takes minutes.

No hot water in the morning

Nothing fails at random. An immersion heater on a timer, an empty loft tank and an airlock after work on the pipes all leave a cold cylinder by morning. We check the tank, the cylinder and the pipework, and tell you straight away if a Gas Safe registered engineer is needed for the boiler.

Pipes bang every time a tap shuts

Contained problems are the easier ones. Either a valve is closing too fast, or a length of pipe has lost its clips and is free to move. We find the noisy section in the loft or under the floor and secure it properly.

Water under the sink when the dishwasher drains

Waste connections perish and loosen long before they fail completely, and the trap under the sink suffers as well. We run the appliance with the cupboard open, which gives a definite answer instead of swapping parts and hoping.

Every job ends with the system left watertight, not just turned back on. If a repair has to wait on parts, the affected pipe stays isolated and clearly labelled.

What We Fix

A Direct Line
to a Plumber

The number reaches a plumber rather than an answering service or a message-taking centre. There is no callback queue and no waiting until the morning to discover whether anybody is attending.

It also means the advice offered during that first conversation is properly informed. Whether the correct course is to turn off the water and wait, or to have somebody attend immediately, you will be told plainly which it is.

FAQs Made Simple

FIND YOUR ANSWERS
Our interwar bungalow still has its old pipework. Does replacing it mean every floor comes up?

Less than you might fear. Single-storey homes are the kindest to replumb because most pipes run through the loft and drop down the walls, so there is far less floor lifting than in a two-storey house. There's still some disruption: boxing to open up and some boards up in the kitchen or bathroom. An emergency visit stops the immediate leak; the replacement itself gets surveyed and quoted properly afterwards.

We're converting the loft. Will our water pressure cope with a shower up there?

Often not without changes. Many Lancing bungalows run a gravity system from a cold tank in the loft, and a shower at the same height as the tank gets almost no pressure. A pump, a different hot water setup or an upgraded supply may be needed, and the right answer depends on what the stopcock delivers. A fair share of our Lancing call-outs are loft showers that were added without anyone checking the pressure first.

Does plumbing near Beach Green really wear out faster?

Outside, noticeably faster. Salt-laden air corrodes outside taps, brass fittings and pipe clips, and the damage stays hidden until a fitting seizes or splits in a frost. If your outside tap faces the sea, a good-quality replacement and an inside isolation valve so it can be drained for winter are worth having. Where corrosion caused the leak, we can usually fit a better replacement during the emergency visit.

Can you come out tonight?

Yes. We run a 24 hour rota that covers evenings, weekends and bank holidays. Call and you get a real arrival window before anyone sets off, not a vague promise.
