What We Do In Horsham

Leak Detection

A Horsham leak can hide behind generations of alterations: an attic bathroom teed off an old landing pipe, a kitchen knocked through in the nineties. We trace the water until the actual source is found, not just the stain painted over.

Burst Pipes

In a town that catches early trains, a burst pipe at 6am is more than a nuisance. We isolate the supply, repair the split or failed joint and get the rest of the house back on water before you need to leave.

No Water & Low Pressure

Cold taps running but the hot dead, or the whole house dry while the street has water: a supply problem usually means a failing valve or a restriction in the pipe. We trace it and repair it before it becomes a burst.

Blocked Drains

Water rising in the shower tray, a gully overflowing or a smell from the drains outside. Stop running water down it and call, as this one shouldn't wait.

Blocked Toilets

East Street restaurants, Carfax shops and town-centre offices all rely on washrooms that only get noticed when they fail. We clear blocked pans, repair worn flush valves and check the cistern refills so the room is back in use.

Leaking Taps & Valves

Between new kitchens, bathroom refits and hard water wearing on every washer, Horsham's taps and valves see their share of leaks. We find the failed part, replace it and check the whole fitting holds before we leave.

Common Call-Outs

Common Plumbing
Emergencies in Horsham

The problems below account for the majority of our call-outs. Several of them are genuinely urgent, and a short telephone call will establish which category yours falls into.

  • Pipe bursting in a cold snap
  • Stopcock that won't budge
  • Water missing from part of the building
  • Drain smell near a gully
  • Toilet that keeps blocking
  • Pressure dropping at the taps
  • Leak dripping through the ceiling
  • Water near electrics
  • Overflow pipe dripping outside
  • Complete loss of water

While You Wait For Us

If the stopcock can be reached safely, turn the water off and leave it off, then open the cold taps to drain the pipes. Switch off the boiler or immersion heater if it is hot water that is escaping.

Keep away from electrics if water is near them, and switch off at the fuse box only if it is safe to reach. Catch drips in bowls and buckets, and move valuables and furniture clear of the water.

If water is coming through a bulging ceiling, keep out from under it. If you smell gas, leave the building and call the National Gas Emergency line on 0800 111 999 first, then telephone us once you are outside.

Leak Detection

Finding the Leak,
Not Just the Damp Patch

A damp patch that keeps spreading, or a water meter that ticks over with every tap shut, still has a source. We trace it with moisture readings and pressure testing, so the repair goes where the water is actually escaping rather than where it happens to show.

What To Expect

How an Emergency Call-Out Works

01

Call Us

Describe the problem when you ring. A qualified plumber answers, including in the evening and at weekends.

02

Arrival & Pricing

You are told the call-out rate and given a realistic arrival window before a plumber travels.

03

Test & Diagnose

The water is isolated safely, after which the cause is traced and the findings are explained to you.

04

Repair or Make Safe

Most repairs are completed the same visit. Where a part is needed, the water is made safe and a return agreed.

Snap the leak, the pipe or the blocked drain before you ring, and the plumber sets off with the right parts on the van instead of a best guess.

Water Supply Problems

No Water? Lost Pressure or No Hot Water?

Most call-outs come down to one part of the system misbehaving rather than the whole house. Identifying which taps are affected does most of the diagnosis.

No Water & Low Pressure Explained → 01273 086899

Nothing comes out of any tap

Check the stopcock under the sink first. If it is fully open and the house is still dry, the trouble is further back, in the supply pipe, the meter or the water main itself. We confirm that on site before anyone else is called out.

Water pressure has fallen away

A gradual fall in pressure is usually a valve that has partly seized, scale building up in old pipe, or a slow leak somewhere on the supply drawing water off. A sudden drop is more often a burst nearby or work on the main. We start at the stopcock and work outwards.

Garden tap or outbuilding has no water

An outside tap or a garage supply is normally fed by its own pipe from the house, often with a valve indoors that someone has turned off. Frost damage to an exposed run, a split under the path or a seized valve are the usual causes. We check that feed end to end.

Hot water has stopped

There is always a reason, it is just a question of where. A failed immersion heater, a stuck motorised valve, an airlock or a boiler that has locked out can all leave the hot taps cold. We handle the plumbing side and tell you straight away if a Gas Safe registered engineer is needed.

Pipes knocking in the walls

Knocking when a tap closes is water hammer: water moving fast in pipework that is loosely clipped or under high pressure. Ticking as the heating warms up is pipe expanding against a joist or notch. Both can loosen joints over time. We secure the pipework before anything else.

Dishwasher leaking onto the floor

Dishwashers fill and drain several times a cycle, so a split hose, a worn door seal or a blocked waste shows up quickly. If the water appears as it empties, look at the waste and the trap under the sink. We check the machine's connections and the waste separately.

Nothing gets guessed at. Whatever we find is isolated properly, and you'll be told plainly what has been repaired and what still needs putting right.

How It Works

Records and Paperwork
Issued as Standard

Once a repair is complete the pipework is checked under pressure and the work recorded, with a written summary of what was done provided rather than promised for a later date.

Where a landlord, letting agent or managing agent needs written confirmation of what was found and what was carried out, that is supplied without you having to request it more than once.

FAQs Made Simple

FIND YOUR ANSWERS
My house is on the Causeway and it's listed. Can you do emergency plumbing without getting into trouble with the conservation officer?

Emergency work is about stopping water and removing danger, not altering the building, so isolating a leaking pipe or replacing a failed valve or tap like-for-like doesn't normally trigger listed building consent. Where a permanent repair would affect historic fabric, cutting into old plaster, lifting Horsham stone flags, disturbing timber panelling, we stop the leak first and flag what needs consent before anyone starts cutting. You get a dry, working house tonight and a proper plan for the rest.

We're in a new-build at Wickhurst Green and still under the developer's warranty. Should I call you or them when a pipe leaks?

Warranty cover and a live leak are two different problems. If water is coming through the ceiling at 11pm, the developer's aftercare line won't send anyone until office hours, so we come out, find the leaking joint or fitting, isolate it and get everything else back on. We write up exactly what we found and touched, which protects your warranty claim rather than voiding it. Anything that's genuinely a build defect, you then push back to the developer with evidence in hand.

We're out past Mannings Heath and the water keeps dropping out. How do I know if it's my pipes or the supply?

Check your neighbours first. If the whole lane has lost water, it's likely the water company's main and they need to know, because no plumber can repair their pipe. If your house is the only one off, or some taps work and others don't, the problem is likely on your own supply pipe, a valve or a leak somewhere on a long rural run, and that's ours. If you're not sure, describe it on the phone and we'll tell you straight which call to make before you spend money on a call-out you don't need.

Can you come out tonight?

Yes. We run a 24 hour rota that covers evenings, weekends and bank holidays. Call and you get a real arrival window before anyone sets off, not a vague promise.
