Emergency Call-Outs
Every era of Crawley hides its pipework differently, from the screeded floors of an Ifield semi to the ceiling voids of a converted town-centre office. We trace the water methodically until the leak is proven, not guessed at.
A pipe that bursts in Gossops Green or Pound Hill can soak a ceiling in minutes. We isolate the supply, cut out and replace the failed section and check the joints around it before the water goes back on.
No water in Southgate, or a flat dry above a neighbourhood parade: the first job is proving whether the problem sits with you, the landlord or the water company, and we do that before anyone spends money in the wrong place.
A drain that gurgles or backs up gets worse with every flush and every sink emptied into it. We rod or jet the run, find what caused the blockage and clear it properly, usually on the same visit.
From airport-side hotels to washrooms in town-centre offices, a blocked toilet is a closed facility as well as a mess. We clear the pan or soil stack, repair the flush and leave the room back in use.
A tap that drips all night, a valve that has seized just when you need it, or a washer that has worn through: we stop the leak, replace the failed part properly and check the fitting holds under full pressure.
Who We Are
Our 24-hour Crawley plumbing service provides help when leaks and blockages occur unexpectedly, including evenings, weekends and overnight. Before attending, we can gather information about the problem and talk you through turning off the water and other precautions while you wait.
Repairs are carried out by qualified, fully insured plumbers in line with current water regulations. Where further repairs are necessary, these are discussed separately rather than being undertaken without your agreement.
Common Call-Outs
The problems below make up the bulk of the calls we receive. Any of them is a reasonable reason to get in touch, whatever the hour.
If the stopcock can be reached safely, turn the water off and leave it off, then open the cold taps to drain the system. If it is hot water leaking, switch off the boiler or immersion heater as well.
Keep away from electrics if water has reached them, and switch off at the fuse box only if you can do so safely. Catch drips, move valuables out of the way and keep children and pets clear of the area.
A ceiling bulging with water can give way, so do not stand under it. If you smell gas, leave the building, call the National Gas Emergency line on 0800 111 999, and contact us once everyone is clear.

Leak Detection
A damp patch that keeps spreading, or a water meter that ticks over with every tap shut, still has a source. We trace it with moisture readings and pressure testing, so the repair goes where the water is actually escaping rather than where it happens to show.

Let us know what has happened. A plumber answers rather than a call handler, at any time of day or night.
We confirm the call-out rate and give a realistic arrival window before a plumber travels to you.
The water is isolated safely, then the cause is traced until it is identified and can be explained clearly.
Vans carry the parts that fail most often, so most call-outs are completed without a second visit.
A quick picture of the leak, the pipe or the blocked drain tells us more than ten minutes of description, and it means we arrive with the right parts, whether you are in Bewbush or Forge Wood.

These six account for most of the supply problems we are called out to here. Find yours and you will know roughly what the visit involves.
See Our No Water Service → 01273 086899The most common call and often the quickest to resolve. When every tap is dry, the pipes inside are rarely the problem; something feeding them is. Proving where the supply stops is the first task, and if it stops before your stopcock it becomes a job for the water company.
On Crawley's post-war estates, houses on the same road were often plumbed at the same time to the same pattern, so the causes of low pressure are familiar before we start: a restricted stopcock, an old supply pipe or a shared main. That shortens the search considerably.
Kitchens hold more valves and appliance feeds than any other room, and fitted units hide the joints. A seized isolation valve or a failed tap cartridge will stop one tap dead. We check the valve, the tap and the run behind it until the water flows.
The first question is what heats your water. A combi boiler, a cylinder with an immersion heater and a gravity system each fail in different ways. We handle the plumbing side, from valves to cylinders, and tell you straight away if a Gas Safe registered engineer is needed.
That noise is genuinely useful. A single bang as a valve closes is water hammer from high pressure or loose pipework. Rattling and knocking while water runs points at unclipped pipe or a worn valve. We find which it is, then secure the run or fit an arrestor.
Machines are hard on hoses and seals, and lint and debris build up in the waste over months. Checking the inlet hose, the drain hose and the trap it empties into is a fast first step: if the waste is blocked, the machine is not the fault.
The water doesn't get handed back in a state you can't use. Sound pipework is turned back on, faulty sections stay isolated, and you know exactly what's left to do.

Who calls us
Three groups make up most of our Crawley work. Each receives the same response times and the same standard of paperwork.
Domestic emergency plumbers for burst pipes, leaks, blocked toilets and drains and loss of water, evenings and weekends included.
Rental repairs for landlords and agents, with written confirmation of the work suitable for tenants and managing agents.
Commercial attendance for shops, offices and industrial units, including washroom, kitchen and drainage faults.
Emergency Repairs
Houses, rented properties and commercial units are all attended by the same plumbers, to the same response times. Business washrooms, kitchens and drainage form a regular part of the work.
For business premises, downtime carries a cost of its own. Where it is possible to work around trading hours we will do so, and the leak is always stopped before the longer repair is considered.
Beyond Crawley
An engineer working the Crawley end of our patch is already well placed for the towns around it. From here we also attend Horsham, East Grinstead, Haywards Heath & Burgess Hill, with the same approach: make it safe first, then explain the rest.
FAQ
Feel free to contact us for more information
Probably not. Langley Green was built quickly in the early fifties, so every house on your street was plumbed at the same time, often with the same pipe and the same fittings. Pipework, valves and joints age at roughly the same rate, which is why leaks in Crawley cluster street by street in a way they do not in towns that grew gradually. If your neighbours are having problems, it is worth having your own pipework looked at before it becomes your emergency.
Not on its own, but it is a warning sign. Lead supply pipes from that era are prone to weeping at the joints, restrict pressure, and are not ideal for drinking water. It also usually means other pipework in the house is original too. We can deal with any immediate leak on the night, then explain what replacing the supply pipe would involve and who is responsible for each section. A house still on its original lead pipe is running out of margin.
Commercial leaks and blockages are core to what we do, and out of hours is exactly when they matter most. Tell us on the phone whether water is still running, what is affected and whether you can reach the stopcock, and we will prioritise accordingly. One thing to do straight away: keep water away from any electrics, stock and machinery, and switch off at the fuse box only if it is safe to do so.
Newer does not always mean trouble-free. Nineties estates like Maidenbower were often fitted with plastic push-fit pipework and compression joints that are now approaching thirty years old, and the classic failure is a joint that slowly weeps under a floor or behind a bath panel until a ceiling stains. The pipe itself is usually sound. Most calls we take from Maidenbower and Pound Hill are about finding that one leaking joint or valve, which is a detection job rather than a replumb.
